If you are a prospective homeowner, our Governing Documents describe how we manage our collective lake backyard.  We are a community of single family homes, and do not permit fractional ownership or short-term rentals of properties on the lake.

Review our Water Rights to view the documents that the State of Colorado uses to monitor our water storage and use. Consult an attorney with questions about water rights, as we make no legal representations.

Answers to common questions about recreational use of the lake:

• The only power boats permitted are those sanctioned for US water skiing or barefoot competitions.  We limit wake size to protect our water quality and shorelines. 

• Wakesurfing boats, or the use of any device on an approved boat to enhance wake size (ballasts, attachments), is strictly prohibited.

• Guests are only allowed to use the lake with a homeowner present. The lake does not offer outside memberships.

• We adhere to state rules governing use of public lakes in Colorado, which includes the use of personal flotation devices on all watercraft, including paddleboards.
